| 始于20世纪80年代的日本租赁住宅团地再生经历了从全面重建到存量再生的路径转变，构建了联动地域资源、提升存量价值的再生策略与实施机制，具有重要的借鉴价值。本文首先梳理日本租赁住宅团地的发展历程、解析团地再生中地域联动理念的演变，从目标与愿景、分类与手法、制度与措施三个维度总结日本租赁住宅团地存量再生的实施路径，最后从联动地域资源、丰富年龄层次、促进多元合作和提供资金保障四方面总结了对我国公租房社区更新的启示。 |

| The regeneration of Japan’s rental residential complexes，which began in the 1980s，has transitioned from comprehensive reconstruction to stock regeneration. The strategies and implementation mechanisms focusing on regional resource collaboration and stock value enhancement offer valuable insights. This study first outlines the development history of rental residential complexes and analyses the evolution of the concept of regional collaboration. It then summarises the implementation path of stock regeneration from three dimensions：goals and vision，classification and approaches，and mechanisms and measures. Finally，it presents the implications for China’s public rental housing regeneration in four aspects：collaborating regional resources，enriching age demographics，promoting diverse cooperation，and providing financial support. |
