| 摘要：本文通过历史地图的梳理、现场调研测绘，网络数据挖掘等方法的结合，追溯上海衡复风貌区西成里街区1920s—2020s年间里弄商业空间的历史演进，发现其在未经强大外力干预的情况下，通过与周边城市环境的社会经济互动，逐渐形成（1）商住平衡的街区功能；（2）“与古为新”的空间改造；（3）“行业能人”驱动的业态转型，并最终成为具有区域吸引力的新天地时尚副中心。本研究旨在通过具体案例，呈现城市历史环境发展的基本规律和内生动力，为城市更新在目标和工具上的转型提供参照。 |

| Abstract：This article aims to investigates the fundamental principles and intrinsic driving forces behind the evolution of lilong commercial spaces through a case study of Xichengli block in the Hengfu Historic District of Shanghai. Combining historical maps，field surveys，and network data mining，the article traces the block’s historical process from the 1920s to the 2020s，revealing how its functional，spatial，and socio-economic attributes coalesced to establish it as a regionally influential fashion sub-center. Three critical factors are identified：（1）a symbiotic functional balance between residential needs and diverse small-scale commerce；（2）adaptive architectural interventions that harmonize modern amenities with historic fabric；and（3）revitalization driven by “professional hotshots” of local entrepreneurs. The findings offer historical insights for reconciling heritage conservation with dynamic urban renewal in established historic districts，emphasizing context-sensitive strategies for sustainable redevelopment. |
